Five-building Brooklyn portfolio
A Brooklyn owner brought five rental buildings into one coordinated review of utilities, energy procurement, tax opportunities and building improvements.
The property
An owner of five Brooklyn multifamily rental buildings sought opportunities across recurring expenses and building performance.
Our role
GSNYC, GreenStreet’s predecessor, coordinated specialist reviews and evaluated building-specific opportunities with the owner.
What changed
The review connected utility account analysis, competitive energy procurement, a cool-roof program assessment, cost segregation and energy audits.
Measurement period
Historical portfolio example documented in GreenStreet’s 2024 company filing; energy procurement included a three-year contract.
Results
The utility review identified a Con Edison classification error costing $3,600 per year. Energy procurement identified a three-year contract with savings of $0.03 per kWh. The review also identified an estimated $150,000 cool-roof program opportunity and a $125,000 cost-segregation tax benefit.
Commercial approach
The cool-roof and tax figures describe opportunities and benefit analyses documented in the project record. They are presented separately from the recurring utility billing and energy procurement findings.
