Starting out in 1998 by providing environmental remediation services, GreenStreet of New York Inc. grew into a General Contracting firm that specialized in high-performance green building. Some of GreenStreet’s most notable leading-edge construction and consulting projects included: the Mark Twain House Education & Visitors Center In Hartford, CT which was the first LEED Certified Museum in the US; the townhouse at 126 Ft. Greene Place in Brooklyn which was the first green townhouse project in NYC; Marmaduke Forster House which was the first LEED Certified Office building in Westchester County, NY and the Green Canteen restaurant in Brooklyn, which was the first LEED Certified restaurant in NYS. As the next step in our growth and evolution, we included commercial Real Estate Listings, Development and Consulting services for the past 5 years with a focus on high-performance and innovative projects. The model for our Smart Building Program was to apply it to our own development projects to optimize their energy and financial performance while offering the program on a consulting basis to other Developers.
In 2019, NYC passed Local Law 97, otherwise known as the Climate Mobilization Act, which established aggressive carbon emission reduction mandates with stiff fines for noncompliance. As the most aggressive Carbon Emission reduction Law in NYC’s history, we determined that nothing short of world-class, Global Real Estate Innovation Hubs were necessary to turn a massive legislative liability into a huge opportunity for Property Owners, Developers and Impact Investors. Thus GreenStreet NYC became GreenStreet Global, a network of Innovation Hubs with the singular mission of making it profitable to lower Co2 emissions from Commercial buildings.

Our Solution for fulfilling this Mission includes a vertically integrated process that begins with cost savings strategies and proceeds into zero-net cost Building Upgrades with 100% financing, where we lower Operating Costs and Carbon emissions while increasing the building's NOI and Valuation. To fully monetize the profitability of our Upgrades, GSG provides Value Add Brokerage services in partnership with eXp Commercial where we sell the building at a higher valuation, then invest those Capital Gains into a new building through a 1031 Exchange and apply our Upgrade to the new building.
